Absolutely.   An inspection of the home does not serve the same purpose.  Tennessee law requires you to complete it and disclose information about problems that exist or have existed in the home.    The purchaser has the earlier of a year from the disclosure statement or a year from the discovery of the failure to disclose to sue the seller.
